Short answer
As a strata owner your main responsibilities are to pay your levies, follow the by-laws, maintain your own lot, and not damage or interfere with common property. In return, you get a say in how the scheme is run.
Your core duties
- Pay levies on time — your share of the scheme’s running and long-term costs (what levies pay for).
- Follow the by-laws — the scheme’s rules for shared living (noise, pets, parking, renovations).
- Maintain your lot — look after the inside of your unit.
- Respect common property and neighbours — don’t damage or obstruct shared areas.
What you get in return
A vote in how the scheme is run, access to its records, and a share in well-maintained common property. Ownership in strata is a two-way deal — obligations and rights.
