Short answer
Yes. Owners in an NSW strata scheme are entitled to the scheme’s insurance details — the insurer, what is covered, the sum insured and the policy period. The insurance is recorded on the strata roll and forms part of the scheme’s records, so an owner can request it from the owners corporation or strata manager, or inspect it as part of the scheme’s records.
What you can see
The scheme’s building insurance protects your building, and you help pay for it through levies, so you are entitled to the detail behind it:
- The insurer and policy number.
- What is covered and the exclusions.
- The sum insured (the amount the building is insured for).
- The policy period and renewal date.
Owners commonly want this to check the building is adequately insured and to work out what their own contents policy needs to cover on top.
How to get it
There are two routes:
- Ask the committee or strata manager — insurance details are the kind of information an owner can reasonably request directly.
- Inspect the records — insurance is part of the scheme’s records, and an owner has a statutory right to inspect the records for a prescribed fee if a direct request isn’t answered. The exact fee is set by regulation, so confirm the current amount before you apply. (Fee flagged for confirmation.)
Why adequate insurance matters
NSW law requires the owners corporation to insure the building for its full replacement value. Checking the sum insured against a current valuation is one of the main reasons owners ask for the details — under-insurance leaves owners personally exposed after a major loss. If the cover looks inadequate, that is a matter to raise at a general meeting.
Keeping insurance on the record and in view
Insurance detail is only useful if it’s current and easy to find at renewal, at an AGM, or when a buyer’s conveyancer asks. A system such as Straita keeps the scheme’s insurance details on the record alongside the roll and financials, tracks the renewal date, and surfaces the policy when it is needed — so a self-managed committee can answer an owner’s request or a certificate request without hunting for the latest policy schedule.
