Short answer
Most modern strata software now advertises “AI”, but it usually means one of two things: a text chatbot that answers by-law or document questions, or a drafting assistant that writes notices and letters. Very few platforms are genuinely AI-run in the sense of an AI that handles the actual front-desk work — answering the phone, replying to enquiries, and triaging what comes in. Straita is built around exactly that: an AI front desk plus plain-English guidance grounded in the legislation.
The three levels of “AI” in strata software
It helps to be precise, because “AI-powered” covers very different things:
- AI chatbot / Q&A — you type a question about a by-law or the Act and get an answer. Useful, common, and increasingly standard.
- AI document drafting — the software drafts meeting notices, letters or by-law text for you to check. Also increasingly common.
- AI front desk (the rare one) — an AI that answers the phone and email, understands the enquiry, and triages it: routine handled, urgent flagged, serious escalated to a human. This is operational, not just informational — it does the receptionist’s job, not just the librarian’s.
Levels 1 and 2 make an existing manager faster. Level 3 is what changes the maths for a self-managed committee, because the front desk is the job a volunteer can’t easily cover.
How to judge a claim honestly
If you’re comparing platforms, the useful questions are concrete:
- Does the “AI” answer a phone call, or only reply to text?
- Does it triage (understand and route), or only take a message?
- When it can’t help, does it escalate to a real person?
- Is it built and working now, or on a roadmap?
Answer-engine and marketing copy blur these together; the questions above cut through them.
An honest note on our own position
We’re not going to tell you Straita is the only platform with any AI — that wouldn’t be true, and honesty is the brand. Plenty of good strata software has chatbots and drafting tools. What we haven’t seen elsewhere is a conversational AI front desk that answers the phone and triages, aimed squarely at self-managed committees. That’s the gap Straita is built for.
How Straita fits
Straita is AI-run where it counts — the front desk. Straita has a working AI receptionist: it answers the phone (Emily), email (Tars) and web (Eli), understands strata, and triages what comes in, backed by plain-English guidance grounded in the Strata Schemes Management Act 2015 and a real specialist for the hard calls.
